  • Prepare scaled drawings and renderings.
  • Review decisions and selections to insure the design is evolving in accordance with the initial design intent.
  • Develop outline specification.
  • Make design decisions to accomplish final recommendations, pricing and budgeting.
  • Revisit the preliminary estimate of construction cost as the design becomes more clarified.
  • Obtain client approval to proceed to next phase.
  • Create detailed construction drawings and specifications defining the scope of work including materials, workmanship, finishes and equipment required.
  • Prepare documents for competitive bidding.
  • Provide assistance to client with filing construction documents required for the approval of governmental agencies having jurisdiction over the project.
  • Refine previous cost estimates of construction cost to determine if changes in project scope, requirements or market condition will affect cost ,and prepare probable construction cost estimate.
  • Assist client in direct selection/prequalification of contractor(s).
  • Obtain client approval to proceed into bidding/tendering.
  • Manage bid period by advertising, review of contractor qualification statements.
  • Check insurance/bonds and all legal requirements needed for contract.
  • Assist client with technical information for preparation of construction contract.
  • Make recommendations to client for contract award.
  • Issue addenda when required.
  • Receive, tabulate, evaluate bids, conduct comparative assessment of bids.
  • Address contractors inquiries and RFIs.
  • Provide document interpretation and answer RFIs.
  • Securitize contractors claims and issue change/ variation orders when needed.
  • Enforce terms of client’s construction contract with the contractor.
  • Obtain appropriate record showing contractor abided by contract terms for quality, safety.
  • Certify substantial and final project completion.
  • Prepare and certify final payment addressing retention.
  • Report to client deviations from contract documents.
  • Prepare and distribute observation reports.
  • Prepare certificates for payment and certify contractor requested amounts.
  • Review shop drawings, test reports/ material data submitted by contractor.
  • Manage close out documents, to include as builts, warranties, wavers and other certifications.
